Abstract

Systematic review article with a qualitative approach whose objective is to analyze the capture of land value in urban planning processes, considered a key aspect for metropolitan development. The research starts by identifying the subject of interest, placing ourselves in the context of the problem, but, above all, determining the importance of the study. The PRISMA protocol is being used as a reference, gathering in its matrix the various studies on the topic under study, placing in first place the various authors who address the subject, and who are published in indexed journals such as Scopus or SciELO. The capture of land value through the increase of surplus value has been successful in various parts of the world, including Latin America, taking into account its idiosyncrasies; however, the lack of information can lead urban planners to make mistakes and increase speculation in areas such as housing and commerce. If this bias were to occur, the purpose of increasing the value of land, which is to obtain resources for local governments to finance their budgets, would not be fulfilled.
