Abstract
PROANO-ASTUDILLO, Francisco Esteban; ALFONSO-GONZALEZ, Iruma and CASTRO-SANCHEZ, Fernando de Jesús. Procedure and minimum requirements for registration in Ecuador's property registries. Noesis [online]. 2025, vol.7, n.esp2, pp.722-738. Epub Dec 31, 2025. ISSN 2739-0365. https://doi.org/10.35381/noesisin.v7i2.614.
The objective of this research was to develop a proposal for minimum requirements for the registration of acts in the Property Registries in Ecuador, in response to the challenges faced by registrars in fulfilling their legal function. A mixed methodology was adopted, with a predominance of qualitative analysis, which included document analysis, interviews, and surveys of lawyers and users of the registry system. The results showed that users demand an efficient, transparent, and high-quality service, based on clear procedures and uniform criteria. The proposal seeks to standardize the requirements for the registration of public instruments, titles, and documents required by law, thereby strengthening legal certainty and confidence in the Ecuadorian registry system. This initiative responds to the need to improve the functionality of the Property Registry, ensuring more agile and consistent management for the benefit of legal operators and citizens.
