This paper addresses the problems faced by the Property Department at Uniandes University, which relate to the operation of various processes, most of which are manual and time-consuming. The overall objective was to plan the systematization of these processes to improve operational management. The research, which was qualitative-quantitative and cross-sectional, used surveys and interviews applied to a sample of 151 people from a population of 251. The results confirmed the need to optimize the department's operational processes. As a proposal, a systematization plan based on free software tools is proposed, which will be progressive and will solve the main activities of operational management. It is necessary to systematize the different operational processes, but in a planned way so that this is a first step towards improving the efficiency of the department, which would be moving towards a process of digital transformation.
